Energy Efficiency Report
An Energy Efficiency Report is a formal assessment of how well a home or building is designed to minimise energy use for heating and cooling. In Australia, this assessment is carried out under the Nationwide House Energy Rating Scheme (NatHERS) and is required for development approval of new homes, renovations, extensions, and additions.
The report demonstrates compliance with the National Construction Code (NCC) energy efficiency provisions and ensures residential buildings achieve minimum standards for thermal comfort and sustainability.
By obtaining an Energy Efficiency Report, homeowners, builders, and designers can:
-
Ensure their project complies with NCC requirements.
-
Identify design improvements that can reduce long-term energy bills.
-
Gain confidence that their home is environmentally responsible and comfortable to live in.
NatHERS Star Rating
A NatHERS assessment uses accredited energy modelling software to simulate the heating and cooling energy performance of a home, townhouse, or apartment.
During the assessment, the energy assessor analyses key design features including:
-
Roof, walls, and insulation levels
-
Window placement, glazing specifications, and shading
-
Building orientation and ventilation
-
Floor construction and materials
The outcome is a NatHERS Star Rating, which scores the building from 0 to 10 stars. A higher rating means less energy is required to keep the home comfortable year-round.
Minimum requirements under NCC:
-
Class 1 buildings (new houses and townhouses): must achieve a minimum 7-star rating.
-
Class 2 buildings (multi-unit residential): must achieve an average 7-star rating, with no single unit rated below 6 stars.
At completion, clients receive:
-
A Form 15 Certificate (Design Compliance Certificate).
-
A NatHERS Certificate, nationally recognised across Australia.
-
Architectural plans officially stamped with the star rating.
Deemed to Satisfy Assessments
In some cases, compliance with the NCC can be demonstrated using a Deemed-to-Satisfy (DtS) Solution rather than a full thermal simulation.
This approach follows prescriptive requirements set out in the NCC for building elements such as:
-
Insulation levels
-
Glazing performance
-
Roof and wall materials
-
Ventilation requirements
If the design meets these specified provisions, it is deemed compliant with energy efficiency standards.
Clients will be issued with a Form 15 Design Compliance Certificate, confirming that the proposed design, materials, and construction methods satisfy NCC energy efficiency requirements.
Report Turnaround Time
We understand that time is critical in the building and approval process.
Our typical turnaround times are:
-
Standard designs: 3–5 business days
-
Complex or multi-dwelling projects: 5–7 business days
Faster turnaround may be available upon request, depending on project scope and assessor workload.
Whole of Home Assessments
In accordance with the National Construction Code (NCC) 2022, all newly constructed dwellings and units are required to undergo a Whole of Home (WoH) rating assessment, in conjunction with achieving a minimum 7-star thermal performance rating, to demonstrate compliance with prescribed energy efficiency standards.
The Whole of Home (WoH) score, expressed on a scale from 0 to 100, evaluates the energy a home uses for heating, cooling and major fixtures and appliances, offset by any onsite solar PV generation and battery storage. A score of 100 represents a net zero energy home. In Queensland, new houses are required to achieve a minimum score of 60, while new units must achieve at least 50.
WoH offers practical guidance for homeowners and building designers in selecting more efficient, cost-effective fixtures and appliances to reduce overall energy costs.
Engaging an Accredited Energy Assessor
To get started, simply provide the following documentation for a quotation:
-
Architectural plans – including floor layouts, elevations, and sections.
-
Specifications – for wall, floor, roof, and insulation materials.
-
Windows and doors schedule – including glazing specifications.
-
Electrical plan – showing lighting and appliance placement.
Once received, we will:
-
Review your plans and prepare a quotation.
-
Carry out the assessment using NatHERS-approved software or DtS provisions.
-
Provide a full report, certificates, and stamped plans.
